Rental Property Goes On Sale |

Hope you can help. I've got a property which is to rent. The owner would also like to sell the property. The new tenants are aware of the situation and are still prepared to sign 1 year contract. Can you please provide me with a clause that can help me should the property be sold that at least the tenants have enough time to look for something else? I'm looking for the wording to add it into our contract.

Dear Alicia
There is no point in your tenant signing a lease for a year if the property can be sold at any time because "huur gaat voor koop". In other words the tenant can legally remain in the property until the year is completed as he, in law, is given preference. It would be better to sign a lease for three months which can be repeated until the property is sold, and arrange in the lease to give the tenant three months notice to vacate when necessary. This is better business practice as it protects all parties.
