Dear Rental Agents
I have good news and not so good news! The good news is that the Assessment & Training Centre for Estate Agents has introduced an arbitration service for rental agents as from October 2011. Two highly experienced rental persons with many years behind them, one an attorney, will be available to arbitrate on certain matters concerning residential and commercial rentals. Each case will be investigated and a decision made within a month, provided that both parties agree in advance to adhere to the decision. There will be a cost involved. Dear Rental Agents
Rental Agents' Day
We were delighted to welcome so many of you to our first Rental Agents' Day on 8 April 2011. Unexpectedly the education team sent from the Consumer Protection Commission was able to address us and even though this information session had to be shortened, it was enough for us to realize that we are part of this act, and that our documents will have to be altered.
Once again I urge you not to rush into expensive undertakings but to slowly absorb what will be needed and once the initial issues are sifted, a directive will be given nationally as to exactly what alterations are legally correct.

Dear Rental Readers
This landmark year is drawing to a close. We have had our World Soccer Matches, entertained hundreds of overseas visitors, enjoyed the 'gees' and cursed the recession. Now another year is on the horizon with a wealth of opportunities just waiting to be revealed. I imagine that they are mostly 'will my tenant pay or won't he' and 'what will I do if he does not pay'.

Commission for the leasing of residential property
The management mandate detailing the remuneration due between the owner of a residential property that must be leased and a rental agent (agency) is based on the payment of commission by the owner to the rental agent. In the case of a 'finder's fee' the commission is paid as soon as the mandate has been fulfilled where after the agent may present their commission statement.
The amount of commission payable is dependant on the length of the lease period and for short term leases is usually equal to one month's rental. The agent either hands over the full deposit to the landlord who has been instructed that the Rental Housing Act's requirements are that the deposit is placed in an interest bearing account with a bank, the interest to go to the tenant.

How utterly delighted you must feel that the World Soccer Cup has been so successful! Not in our wildest dreams did we think that this wave of euphoria would sweep South Africa and that such a massive crowd of enthusiastic visitors would fly in for every game played. As I write the final game is being played and no one seems to mind who wins – the mark of a highly successful month of celebration.
